Buyer’s Market, seller’s market, flat market, up market, down market and many other terms are and have been used to describe real estate market conditions. I have experienced all of the above market conditions during my career in Real Estate on Kauai in my 26 plus years.
That said, I think we are now in a combination of all the above markets. Some of my listing have sold very quickly, and some have received just a few showings. Some unusual and rare properties have bucked the downward pressure and have held their value.
With interest rates still very low, and a good selection of new and existing properties available, most buyers looking for the “GOOD DEAL” are now finding real estate to be a good value and are taking advantage of the market to make their purchase.
Sellers who want to sell their properties need to evaluate the market-trends and their competition. Price has, and will continue to be the most critical factor in the sales process. One of the few exceptions to price is the one- of- a- kind property, which seems to hold their value and sell quicker than more common properties.
